Thinking of Selling Your Home Without a REALTOR®? Here's What You Should Know.

At SchottHomes, we’re all for independence and doing things your own way — but when it comes to selling your home, going the “For Sale By Owner” (FSBO) route can come with more challenges than you might expect.

Yes, you can technically sell your home without a REALTOR®. But before making that decision, here’s a realistic breakdown of what that really looks like — and why working with a trusted real estate professional often leads to a smoother (and more profitable) outcome.

No REALTOR® Means No MLS Access

Without a licensed REALTOR®, you won’t be able to list your property on the MLS — the exclusive platform where agents share listings with other professionals and qualified buyers. Your home also won’t appear on realtor.ca, which means you’re missing out on a huge portion of the market.

There are services that allow you to pay a flat fee to get on the MLS, but if your goal is to save money, this doesn’t give you the value, guidance, or support that comes with a full-service REALTOR®.

No Network, Less Exposure

A big part of selling quickly (and for top dollar) is tapping into an agent’s network. At SchottHomes, we actively connect with buyers’ agents who are looking for homes just like yours. FSBO sellers simply don’t have access to those same relationships and tools.

Pricing Is an Art — and a Science

Emotion can cloud your pricing strategy when you're selling your own home. Maybe you’ve invested in renovations you love — but buyers may not see the same value. Or perhaps you base your price on a neighbour’s recent sale, without knowing the full story (was it a divorce sale? Did it need repairs?).

We use real-time data, deep market knowledge, and experience in your specific neighbourhood to price your home right the first time — so you don’t leave money on the table or scare buyers away.

Marketing Costs Add Up — Fast

When we market a listing, we include everything from professional photography and floor plans to custom marketing materials and digital advertising. FSBO sellers have to pay for all of this themselves — and often without knowing which platforms will actually drive results.

We know how to get eyes on your listing — and we cover the cost as part of our service.

Prepping Your Home to Sell Isn’t Just Cleaning

A professional clean is just the beginning. Most homes benefit from staging, minor updates, and a buyer-focused layout. At SchottHomes, we help you get your home offer-ready with expert advice every step of the way.

And Yes — You Still Pay the Buyer’s Agent

Even when you sell privately, you’ll likely still need to pay the 2.5% commission to the buyer’s agent. So if your goal is to cut costs, it’s important to understand what you’re actually saving — and what you might be risking.

Negotiation Isn’t Just Business — It’s Personal

Selling your home can be emotional, and negotiating without an experienced REALTOR® on your side can put you at a disadvantage. We know how to keep things objective, recognize strong offers, and secure the best terms possible for our sellers.

The Paperwork? It’s a Lot.

From disclosures to legal documentation, selling a home in Ontario comes with a lot of paperwork — and a lot of liability. When you work with SchottHomes, we manage those details for you, ensuring everything is done properly and professionally.

At the end of the day, selling your home is one of the biggest financial decisions you'll make — and you deserve the right support to do it well. If you're thinking about selling and want to understand all your options, we’re here to walk you through it, no pressure.
